(reply) I used to be a real estate agent in MI and would have no idea what laws would be in AZ. There are so many differences between the states even the most basic things can be totally divergent and unless you are familiar with a particular state's laws it could lead to troubles.

State laws vary too much for anything other than a general sort of advice.
